Heather’s Crested Butte Blog: Quiver Killer & Market Analytics

Hello and welcome to our limited-series blog for the winter of 2024. We’re going a little more in-depth on skiing, real estate and life in general living in Crested Butte.

First of all, happy to report that the stars aligned, it snowed and I was able to hit the slopes for a few hours to test out the new skis. I’ve never owned Blizzards before and they handled well in our current varied conditiions. I was looking for a Quiver Killer, so we mounted Salomon Shift bindings as they offer the typical step-in binding for resort use and also pins for backcountry. I prefer a high DIN setting and these go up to 13 for those that need it.

My last backcountry set-up had Dynafit bindings, but Hunter told me that those pin-only styles were starting to cause some tib-fib injuries when skied on the resort. I was worried about weight, but the entire set-up is surprisingly light yet offered good stability when pointed downhill and skied at higher speeds down International.

Crested Butte Mountain Resort Conditions

Crested Butte Mountain Resort currently has 13/14 ski lifts open and 57.9 inches of upper snow-depth. Whereas Irwin, our local backcountry playground is reporting 94.9 inches in their upper snow depths. Eleven also hosts their CAT skiing in Irwin. My friend Russ grabbed their last seat last Tuesday and reported fun backcountry ski conditions- despite a slower start to the snow year.

Life in Real Estate

The rest of the week has been filled with both working and learning. I’ve been learning about the complex rental laws in California, and more specifically San Diego, where they rolled out a new city ordinance. It’s been interesting learning about scenarios in California that quite frankly, would never happen in Colorado. For those of you that are looking to short-term rent your property in Crested Butte, be sure you understand the terms & conditions that dictate your reservation agreements within third-party apps such as Airbnb or VRBO. For detailed information on obtaining an STR license and other rules/regulations, both the Town of CB and the Town of Mt. CB have great resources. Some aspects around license eligibility can be confusing, such as the Town of Crested Butte and their formula around block-face density. If you’re ever confused, just reach out as that’s what I’m here for.

Quick Real Estate Update

As far as real estate in the valley, we are starting to see longer days on market which means more time for buyers to consider an offer, yet sellers are still receiving a high list-to-sale price ratio. In the 81224 zip code which covers town of Crested Butte and some rural areas, our last report shows 6.98 months of inventory, 117 median days on market and is on the edge of being a balanced market. However, it slightly leans into a buyer’s market.

The Town of Mt. Crested Butte shows 10.62 months of inventory, 131 median days on market and due to the higher levels of inventory, is showing as a buyer’s market. While these stats may seem straight-forward, it’s important to understand the niche aspects of our market so you can make an informed decision as either a buyer or seller.

Junior Freeride Competition: Feb 10-12th: CBMR is hosting 3 days of junior freeride competitions on Hawk’s Nest. Come cheer on these phenomenal youth athletes as they dominate a ski run that can cause fear in even the most stoic grown adult. Read more on the competition here.

Local Shenanigans: If you’re in-town this weekend and wondering what is going on, there is a Birthday Mayhem party for some locals. If you’re out on the town, it is guaranteed there will be some long, fun and zany nights. In case you didn’t know, our local women can charge both the ski hill and the night life. Be careful if you’re trying to keep up with them this weekend in either capacity.
