Property Inspection in the Gunnison Valley
How to make the most of your home inspection in Crested Butte.
Hi this is Heather Connor with Black Diamond Resort Group brokered through exp Realty. Today I want to talk to you about inspections and how to make the most of a home inspection. First keep in mind that your inspector cannot tell you whether or not to buy the home, or how much you should ask the seller to fix, however you can discuss these with your realtor. Your inspector will typically look at all of the following: roof, basement, foundation, electrical, plumbing, heating and cooling, ventilation, interior, and exterior of the home. They will then give you their full inspection report at which point I like to let my clients know the top four questions to ask your inspector to make sure you get everything you need from this report.
What questions should you ask your home inspector?
Are you able to estimate the cost to fix an issue like this? Do I need an expert to look at anything you found to further examine? What are your biggest concerns about the property? We will also determine around the same time if you are in need of additional inspections such as mold, radon, chimney or septic. Your home inspector will be as thorough as possible, but it’s our job to understand what they are saying. Often if there is a structural issue or issue worth revisiting, we can schedule a time to go back out to the property together. We’ll look at the issue together and have the inspector explain his concerns and findings, so you are better able to make the decision as to whether or not this is an issue that you are willing to negotiate, or if it will be a deal-breaker.
I hope this helps you prepare for the next steps while you’re under contract and of course I’m here to talk about any questions you have along the way.
