Step One. Working Together & Finding Your Home

This also means that you have decided to employ me (and my support team) as your dedicated real estate professional to show you property, write your offer contracts, and to oversee your purchase transaction according to our signed employment agreement. Purchasing in location such as San Diego can sometimes vary from a traditional market, so let’s talk about your next steps.  ~Heather

The San Diego Buyer Process was created to ensure you always know what happens next, and that you have instant access to important client resources. You will always receive an email during every pivotal moment of your transaction, explaining what to expect. Now that we have officially decided to work together, we need to sign the Exclusive Right to Buy Contract, if we have not done so already.  We will need a copy of your pre-approval letter from your lender or proof of funds from your financial institution (if purchasing all-cash).  If you have not been pre-approved, then this next step is imperative as a pre-approval letter is necessary to view homes and a seller will usually require one to accompany a purchase offer. We will also refine your MLS search according to your parameters, and if you find any properties of interest, just forward to our team with any questions or if you want to set up a showing to walk through the property.  If you live locally, you can request access to a weekly list of open houses so you can peruse on your own schedule. If you are purchasing from out of town, then we can easily perform virtual walkthroughs with you.  The time-frame for this portion of the process can be highly variable in a resort community.  However, once a property is identified, the process tends to move at light-speed. 

3 Things We Need Your Participation With:

  1. Review, complete and sign relevant forms. These will be sent via email from CTME-contracts.
  2. Email your Pre-approval letter or proof of funds. If not pre-approved, start this process asap.
  3. Request private showings through us and attend open houses. It’s important you review the Additional Information PDF below.
Once you have identified a property, we will construct a purchase offer and this will take us to Step 2 of the Buyer Process: Written Offer.
