Let's talk about...Vacation Rentals in Crested Butte South

There are a lot of changes happening in not only the real estate market, but specifically the vacation rental market all around the US. The changes are fast and are happening on both the local and state level which causes impacts on numerous communities including ours.  In resort communities like Crested Butte we are seeing an even deeper level of scrutiny around STRS (short-term rentals, also known as vacation rentals and airbnbs.) Below are links to resources that we have come across that may impact you on either a state or local level.  There is a lot of information and it can be confusing to understand what is being discussed versus what has actually passed. If a regulation has passed, when it will take effect and even more importantly, does it impact you…or not really?

Crested Buttte South Short-term Rental Resources

    1. Crested Butte South STR Summary from March 19, 2024:  Click HERE.

    5. State of Colorado: SB24-33:  The Lodging Property Tax Treatment.  CAR and the majority of local REALTORS oppose this bill, it has been shared that as of 3.19.2024 this bill has been stalled out in the committee and will most likely die there.     7. State of Colorado: HB24-1098:  This housebill is not in regards to STR, but rather in relation to Colorado landlord/tenant law. Since there can be overlap between what is considered an STR versus a long-term lease thought this was relevant to share.  It is “concerning protections for residential tenants, and, in connection therewith, requiring cause for the eviction of a residential tenant.”  Review the full bill, click HERE
    8. Western Mountain Resort Alliance: is an organization (WMRA) with financial support from the National Association of REALTORS, and conducted by RRC Associates and Inntopia makes an unbiased review of the economic activities surrounding short-term rentals and reveals the significant economic and social contributions STR’s have in the mountain communities of Summit, Pitkin and Teton County. While Crested Butte is located in Gunnison County and is not represented in this study, much of this data translates to a community such as ours.  There has historically been low to no data in regards to STR’s in mountain communities and this study will help create understanding through real data and help demystify the actual vs. perceived impacts on a mountain community (both negative or positive.) In speaking with one of the main members of WMRA, they are happy to have more involvement from members in the Crested Butte/Gunnison area and I personally believe that we will be able to derive some valuable insights from this data.
