Step 2: Listing Live
Congratulations, your home’s listing is live and here’s what happens next.
This is the exciting part and where we get to showcase all the hard work you have performed to prepare your home for sale. This means that we have completed your Coming Soon campaign and have generated interest for prospective buyers and their respective agents to come visit your home. This time is when you will want your home looking it’s best both inside and out. We will hold open houses and allow buyers to tour your home.
Let’s be transparent here guys. This time-frame in the seller process can feel like a whirlwind if you’re not prepared. Honestly it can feel like a whirlwind even if you are prepared. However, to help minimize the surprises, be sure to review the checklists and helpful documents below to prepare for the open houses and showings. If you have decided to optimize this time to vacate the home and take a vacation, definitely let us know so we can update our showing program online for realtors. The easier it is for a prospective buyer to see the home, the better. This is an exciting and fast-paced time. However, if we all do our jobs well, we can minimize the number of days on market and get you to the next step quickly.
What has Happened up to this point?
At this point, your listing has been uploaded to the MLS (Multiple Listing Service) and Black Diamond Resort Group (heatherconnor.com) website. Zillow, realtor.com and other third-party sites should propagate shortly as these sites pull information from the MLS and may take a little longer to show up completely. If you want assistance, we are happy to send you an email with direct links to your property on all the major third-party sites. Now that your home is officially on the market, our team will be sending over the MLS listing page and data form versions for approval signatures. These will come via e-signature.
We have also performed all other aspects of broker notification, online marketing campaigns and other items discussed in our initial listing meeting. In this stage, you will want to be well prepared for both Showings and Open Houses. While we have done a lot of work, the better the home shows, the faster we can get In Escrow. Which means, hopefully, the less number of times that you will have to prepare your home for showings. You will receive text and email notifications of any new confirmed showings requests and we will follow confirmation guidelines that we agreed upon in our listing meeting.
For Showings & Open Houses:
-Ensure your alarm is disarmed for showings
-Clean and tidy up your home – inside and out
-Move any valuables to a safe and secure place
-Turn all inside lights on
-Leave soft music playing if you have that option available
-If you have pets, please make arrangements to take them with you during show times or be sure that they are properly contained. (Remember, even if you have the friendliest furry friend, some folks may have a fear around animals and the goal is for them to have a pleasant and comfortable experience in your home.)
